Still Have Questions? Here Are Some Common Mortgage Questions and Answers
Whether you’re buying your first home, remortgaging or investing in property, here are answers to some of the questions I’m asked most often. If you can’t find what you’re looking for, feel free to get in touch.
Can I get a mortgage if I'm self-employed?
Yes. Many lenders accept self-employed applicants, usually asking for two years’ accounts or SA302s and Tax Year Overviews. Some lenders are more flexible, and if you’re a CIS contractor there may be additional options available depending on how you’re paid.
How much can I borrow?
The amount you can borrow depends on your income, regular commitments, your deposit and your credit history. Every lender has different affordability criteria, so I can assess your circumstances and give you a realistic idea of how much you may be able to borrow before you start viewing properties.
How much deposit do I need?
Some lenders will consider deposits from as little as 5%, although a larger deposit can often give you access to better mortgage rates and lower monthly payments. I’ll explain the options available based on your circumstances.
Can you help if I have bad credit?
Yes. If you’ve experienced missed payments, defaults, CCJs or other credit issues, there are lenders who may still be able to help. Every case is different, so it’s worth getting professional advice before assuming you can’t obtain a mortgage.
Do you charge a fee?
Yes. My mortgage advice fee is £295, which is only payable once your mortgage completes. I’ll always explain any costs clearly before you decide to proceed, so you’ll know exactly what to expect.
Can you help first-time buyers?
Absolutely. I’ll guide you through the entire process, from obtaining an Agreement in Principle through to collecting the keys to your new home. I’ll explain everything in plain English and be on hand to answer any questions along the way.
Can you help with lifetime mortgages / equity release?
Yes. If you’re aged 55 or over and looking to release money from your home, I can explain the different equity release options available and help you decide whether it’s the right solution for your circumstances. Equity release isn’t suitable for everyone, so I’ll make sure you understand the benefits, risks and alternatives before making any recommendation.
Can you arrange my life insurance as well?
Yes. I can also arrange life insurance, critical illness cover and income protection to help protect you, your family and your home should the unexpected happen.
Why use a mortgage advisor instead of going directly to a bank?
As an independent, whole-of-market mortgage advisor, I can compare mortgages from a wide range of lenders rather than just one bank. This gives you access to more choice and helps find a mortgage that’s suitable for your circumstances, potentially saving you both time and money.
