Helping First-Time Buyers Get Back on Track
Buying your first home can feel overwhelming, especially when you have already been told “no” by other brokers or left waiting weeks for updates with little communication.
Recently I helped a first-time buyer couple who had almost given up after a frustrating experience elsewhere. They originally found me through one of my TikTok posts back in early 2025, where I was discussing mortgage scenarios and answering questions. We initially explored some options together, but at that stage the timing simply was not right for them to proceed.
Several months later, and they decided to revisit the idea of buying their first home, and contacted two other local mortgage advisors before returning to me. Unfortunately the experience they had elsewhere left them feeling stressed, ignored, and completely unsure whether buying was even possible.
Their full review is publicly available on my Google Business page, but I wanted to share parts of their story because it highlights how important the right advice, communication, and support can be throughout the mortgage process.
Helping Clients Who Have Been Declined Or Let Down Elsewhere
Before coming back to me, the clients tried two other brokers. One simply told them ‘not to bother’.
The other took several weeks just to attempt arranging a ‘Decision in Principle’, with very little communication throughout the process. The clients described constantly chasing updates, waiting days for responses, and feeling completely left in the dark during what should have been an exciting time.
To make matters worse, they were eventually told they would need a deposit far larger than the amount they actually had available.
Situations like this are more common than people realise. Different lenders assess affordability differently, and sometimes the issue is not that a mortgage is impossible, but simply that the wrong lenders or products are being explored.
That is one of the major advantages of using a whole-of-market mortgage advisor.
Securing Fast Decisions In Principle For First-Time Buyers
Once the clients came back to me, we arranged a full fact-find appointment over a ‘Teams’ call to properly review their circumstances and discuss what was realistically achievable.
From that first appointment I secured their Decision in Principle in under 48 hours.
As the clients mentioned in their Google review:
“From our first appointment to getting a Decision in Principle took under 48 hours — a complete contrast to our previous experience.”
With the mortgage side moving properly, they were then able to begin house hunting with confidence rather than uncertainty.
Throughout the process, we stayed in regular contact almost daily, discussing properties, affordability, solicitors, paperwork, timelines, and next steps. Buying your first home can feel confusing, particularly when nobody explains the process clearly, so communication and support are just as important as securing the mortgage itself.
Another part of the review that stood out to me was: “I honestly don’t think we ever waited more than an hour for a response.”
That level of communication is something I take pride in because I understand how stressful buying a property can feel, particularly for first-time buyers.
Helping First-Time Buyers Arrange Life Insurance And Income Protection
A mortgage is only one part of the process.
As part of their application, I also helped the clients review their life insurance and income protection options to make sure they had suitable protection in place once they moved into their new home.
The clients had already received quotes elsewhere costing significantly more each month, but we were able to arrange stronger cover at a lower monthly cost.
Just as importantly, where suitable cover already existed through employment benefits, I advised them honestly rather than recommending unnecessary additional policies. Good advice is not about pushing products people do not need. It is about helping clients understand their options and making recommendations that genuinely suit their circumstances.
I also recommended a preferred solicitor to assist with the legal side of the purchase, helping keep the process smooth and organised from start to finish. This is a law firm many of my clients have had positive experiences working with throughout the purchase process.
Supporting First-Time Buyers From Start To Finish
Buying your first home should feel exciting, not impossible.
Being declined elsewhere or receiving poor advice does not always mean you cannot get a mortgage. Every lender has different affordability calculations, deposit requirements, and lending criteria.
Sometimes the difference simply comes down to speaking to the right advisor from the beginning.
This client’s journey ended with contracts exchanged and completion due shortly afterwards, something they openly said they do not believe would have happened without the support and guidance they received throughout the process.
One final line from their review summed everything up perfectly: “He didn’t just act as a mortgage advisor — he was like an estate agent and property expert rolled into one.”
Speak To An Essex Mortgage Broker Who Will Actually Support You
Helping first-time buyers navigate the mortgage process is one of the most rewarding parts of my job, particularly when clients have previously been told “no” or left feeling unsupported elsewhere.
If you are a first-time buyer, have struggled getting advice elsewhere, or simply want honest whole-of-market mortgage advice with clear communication throughout, feel free to get in touch.

Why Communication Matters During A Mortgage Application
One of the biggest complaints people have when applying for a mortgage is poor communication.
For many first-time buyers, this is the largest financial commitment they have ever made, so long delays, unclear answers, and constantly chasing updates can quickly turn what should be an exciting process into a stressful one.
I believe clients should always know what is happening with their application, what the next steps are, and what documents or information may still be needed. Even when there are delays outside of our control, regular updates and honest communication can make a huge difference.
In this particular case, the clients mentioned in their review that they were often left waiting days for responses elsewhere and felt completely unsupported during the process.
After coming back to me, they highlighted the difference immediately, stating: “I honestly don’t think we ever waited more than an hour for a response.”
For me, mortgage advice is not just about securing a rate. It is about guiding clients through the entire process from enquiry to completion and making sure they feel supported throughout.
Helping First-Time Buyers Understand The Full Buying Process
For many first-time buyers, the mortgage itself is only one part of the challenge.
Understanding estate agents, solicitors, surveys, affordability, protection policies, timelines, and lender requirements can feel overwhelming when you are going through it for the first time.
Part of my role is helping simplify that process and making sure clients understand what is happening at each stage.
In this case, I helped the clients not only with the mortgage itself, but also with discussions around solicitors, the buying process, property searches, and protecting their new home once the purchase completed.
The clients even commented in their review:
“He didn’t just act as a mortgage advisor — he was like an estate agent and property expert rolled into one.”
That level of support is something I always try to provide because buying a property should never feel like you are being left to figure everything out on your own.
Honest Mortgage And Protection Advice Matters
Trust is incredibly important when choosing a mortgage broker.
Many clients understandably worry about being pressured into products they may not need or being sold policies that are unsuitable for their circumstances.
In this case, the clients had already received life insurance and income protection quotes elsewhere which were significantly more expensive than the cover we eventually arranged.
At the same time, where existing employer benefits already provided strong protection, I was honest about that too.
Advice should always be tailored to the individual client rather than built around selling unnecessary products.
Whether discussing mortgages, life insurance, or income protection, my approach is always centred around helping clients understand their options clearly so they can make informed decisions about protecting themselves and their families.
Final Thoughts
Being declined elsewhere or receiving poor advice does not always mean homeownership is out of reach.
Different lenders have different affordability calculations, deposit requirements, and lending criteria, which means the outcome can vary significantly depending on who you speak to. This client’s story is a good example of how the right support, communication, and whole-of-market mortgage advice can completely change the experience for first-time buyers.
From initially feeling unsure whether buying was even possible, they are now preparing to complete on their new home.
