Imagine lending money to a friend, and learning they go overdrawn each month. You see multiple withdrawals to gambling or adult sites, and dozens of Amazon orders flying out each month.
Would you still be as keen to lend them that money ??? Lenders are exactly the same!!
Avoid Gambling and Adult Transactions: Minimize anything like adult or gambling transactions on your account. Seeing multiple BET365 or OnlyFans payments will often raise red flags for lenders.
Limit Non-Essential Spending: It is often wise to reduce large bills for things like dining out, subscriptions, or luxury purchases. Lenders look for spending habits, and seeing hundreds of pounds leave an account each month could cause some concerns.
Show A Stable Income: Always show your income is consistently deposited into your account each week or month. Avoid sudden unexplained deposits (especially large cash credits), as lenders will question their source.
Avoid Overdrafts if possible: Minimize overdraft use in the 3-6 months leading up to your application, overdraft reliance will likely indicate financial instability to lenders.
Keep things in as best shape as possible. Imagine if the tables were turned, and it was you making the loan… what would you want to see?
Once a mortgage completes you are free to spend you money as you wish, just take a few months before the application (usually 3-6 months), to get yourself in the best shape possible.
